Irina Prell is both a licensed Florida real estate attorney and a Florida Certified General Contractor who has built numerous homes in Southwest Florida. That is an unusual combination, and it changes how a file gets read. Construction lien questions, permit history, contractor payment disputes and new construction closings are not abstract paperwork problems here — they are things she has been on the other side of, as the builder.
What We Do
We manage every part of a real estate closing and issue title insurance policies, working with agents, buyers, sellers and lenders, on residential and commercial transactions alike.
Curative Work Stays In-House
Most title agencies find a defect and send the file out to an attorney they do not control. Because Irina is inside the firm, unreleased mortgages, liens, probate gaps and legal description errors get worked the day the search comes back. Where a matter requires formal legal representation, it is handled by Prell Spearing Law Firm, a separate law firm of which Irina is the founding attorney.
